Ridgeway Place - Commercial Drive Condo - Leads the way with it's new Non-smoking Bylaw

 1450 E 7th Ave Commercial Drive Condo

Ridgeway Place is located @ 1450 E 7th Ave in East Vancouver. According to Realtor.ca and other mls systems the subarea is known as Grandview but to those in the community it is affectionately refered to as Commercial Drive. 


This strata (VR1289) in my humble opinion is one of the best in the area. They have led the way in terms of building maintenance. In 2005 the redid their parking membrane. In 2007 they reenveloped the entire building with the help of McCuaig and Associates and Heatherbrae Construction. In 2008 they repiped the entire building with the help of Manna Plumbing. Shortly thereafter they upgraded all the common area hallways.


Now in 2012 they are leading the way by passing a non-smoking bylaw.

At the most recent AGM on March 29, 2012 the owners passed a 3/4 resolution to make the entire building non-smoking. Any new owner, tenant, occupant or visitor is not permitted to smoke in a strata lot or on common property including limited common property. This includes outside the building on private patios. Current owners tenants and occupants are grandfathered in so that they can smoke within their strata lot, but not on common property. This is a bold move by the owners. But they feel that since the majority of the condo owners (89-91 %) in BC are non smokers and the health risks of second hand smoke are so significant that it was a change they wanted to make. 


The building also boasts green initiatives such as commissioning a private company to recycle materials not covered by the city of Vancouver program and a community run compost station to reduce waste.

 

The building has 38 condos in it each one is assigned one parking spot and one storage locker which are both designated as common property.

 

Rentals are currently restricted to 6 and 2 pets are welcome. There is no restriction on size or weight.
